There is no fee to fill the program form. If you qualify and decide that you want to pursue the program, there is a non-refundable $ 300 fee to initiate the process. However, if you complete the program, this amount will be lumped with the other sums that will be returned to you at the end of the program. We require this fee to ensure you are serious about the program.

Start saving and contact us once you have the amount. You can also sell any toys you might have, like boats or bikes. Family members or friends could possibly lend you the amount.

The initial option consideration is a sum of money that buys you the right, but not the obligation, to purchase the house at the end of the program at the price determined at the beginning of the program. It also ensures that you are the only one who can purchase the house during the program. If you take care of the house and are not late in the payment of your monthly right of occupancy, all of the initial option consideration is returned to you at the end of the program and you can use it however you wish.

This is the monthly sum of money that you pay to be able to occupy the house. Since the program is geared towards you purchasing the house, you do not have a lease like a traditional rent, you have a right of occupancy.

You can. We will require you to share your work history and a letter from your new employer to ensure the status of your new job.

Your purchase price will be determined based on the fair market price at the beginning of the program to which we add a yearly appreciation based history of the neighborhood. You will know the purchase price before we move forward and it will be set in stone. No surprise, you know exactly how much your house will cost at the end of the program.

No, it is not a down payment. We have chosen this real estate strategy because we like to help people. If you have been taking care of the house and paid your monthly right of occupancy on time, we can always extend the program.

Yes, once you move in, it is as is you moved into your house. You are responsible for all repairs and maintenance. You will have been present during the home inspection and will be aware of the state of the house.

Yes, you are responsible for all utilities. You are also responsible for taking insurance for your belongings. We will be responsible for the house insurance.

Yes, we will not purchase a house without one. We are paying for the inspection and since it will be your house, you must be present during the inspection.

Yes minor upgrades are generally permitted but they need to be authorized first.

We are seeking committed people that truly want to become homeowners. We are looking for at least $ 15 000 to enter the program. This is the initial option consideration. Keep in mind that if you take care of the house and pay your monthly occupation rights on time, you will get all of it back at the end of the program. The larger your initial option consideration is, the lower your monthly payments will be if you intend on accumulating more money to put towards the purchase of your house. However, if you default on the contract you lose this amount. This is not what we want and this is why we have a very rigorous screening process.

You need to be serious about the program; You need to have a steady income; You need to have the $15 000 for the initial option consideration; Once you have filled out the online application, we review your file and contact you to answer all your questions. If we are a good fit and you want to pursue, we move forward.
